Pre-Construction
Project research, team meetings, materials, and methodology are evaluated in this stage to ensure we’re starting a project off on the right foot. We also factor total cost of the project to help determine the project timeline and overall approach. Running into unexpected scenarios can be disastrous for projects so we aim to eliminate as many obstacles as possible during pre-construction phase so things run as smoothly as possible.
Estimating
Estimates come from requesting proposals from subcontractors and cost of materials necessary to complete a job. The pre-construction phase will determine most of the total cost but several RFP’s are also needed in many cases.
We track the budget throughout the entire process providing reports on a client requested basis showing where each dollar is going so you know that not a single cent is wasted.
Scheduling
Scheduling is a crucial part of every project we take on and needs to be finalized before the start of any construction. We use past reports and database records which we plug into software used to increase efficiency to find areas where we can improve.
In the field we track our progress against goals we set out to reach at each phase of the project. If we are behind schedule – we hire extra help, offer more overtime, or add incentives to workers with higher production to get us on track.
Value Engineering
JM Construction uses a value management program to save money and time for clients without having much impact on a project itself. We collaborate with other contractors and make comparative analysis adjustments based on document reviews, high cost material alternatives, and other issues like scheduling, new technology, and new methodologies.
Procurement
Our great working relationships allow JM Construction to purchase from the same group of manufacturers and turn to the same subcontractors for each project. Labor is easy to hire when the employees enjoy working with you. Parts and equipment come from world class vendors and materials that other companies may not have access to are available to us through international organizations we have deep ties with.
Construction Management
Our process enables us to manage every aspect of the construction job from start to finish, overseeing every inch of a project. From planning the initial details to closing it out, we keep our clients well informed of project status and focus on project completion to maintain a steady flow of good reports. Typical activities include:
